Thinking of selling a home in Castille or New Castille, Mission Viejo? I'm Darren Shepherd, a Mission Viejo listing agent, and this guide uses the past 12 months of closed sales to show what Castille homes sold for, how the two tracts compare, why single-story homes need their own comparables, and where Lake Mission Viejo membership comes in.
Every figure comes from CRMLS, the regional multiple listing service: residential sales with City = Mission Viejo that closed in the last 12 months in the 2 CRMLS tracts New Castille (Central) and Castille (North). A sale with a blank or "Other" tract field is left out, even if its listing names a Castille association. The source line under the stats repeats the window and the method. For the citywide picture, see our Mission Viejo home prices report; for other parts of the city, our Mission Viejo neighborhood pages.
What this guide does not cover: Castille homes on the market right now (the CRMLS pull has closed sales only), buying a home, and tax or legal advice (ask a CPA or attorney).
What have Castille and New Castille homes sold for in the last 12 months?
$1,402,540 was the median sale price across the 16 New Castille Central and 12 Castille North sales in the last 12 months, at $830 per square foot and 12 days on market (CRMLS, closed Oct 19, 2025 to Oct 18, 2026). Every sale was a single-family home. The median sale closed at 99.6% of its final list price, and half (14) closed at or above list.
- Price range: $1,140,000 to $1,875,000.
- Timing: 20 closed in 2026 (Jan 1 to Oct 18), and 8 in late 2025.
- Home size: median 1,640 square feet; the homes were built from 1972 to 1979.
- All Mission Viejo single-family homes, same 12 months: 740 sales, median $1,330,000, $674 per square foot, 16 days on market, median 1,940 square feet.
Castille sold above the citywide single-family median on price, on smaller homes, so its price per square foot ran well above the citywide figure.
Does New Castille Central or Castille North change the price?
16 sales closed in New Castille Central and 12 in Castille North (CRMLS, closed Oct 19, 2025 to Oct 18, 2026):
- New Castille Central: 16 sales, median $1,421,500, $769 per square foot, 17.5 days on market, median 1,962 square feet. 9 of the 16 were two-story.
- Castille North: 12 sales, median $1,344,000, $839 per square foot, 8 days on market, median 1,640 square feet. 11 of the 12 were single-story.
The gap in price per square foot likely reflects the mix of homes more than the tract name: Castille North sold mostly single-story homes, and New Castille Central sold more two-story homes. Price a home against sales with the same stories first, then narrow to the tract.
Do single-story Castille homes sell for more per square foot?
$863 per square foot was the median for the 18 single-story Castille sales, against $686 for the 10 two-story sales (CRMLS, closed Oct 19, 2025 to Oct 18, 2026). By stories, bedrooms and pool:
- Single-story: 18 sales, median $1,361,500, $863 per square foot, 8.5 days on market, median 1,553 square feet.
- Two-story: 10 sales, median $1,509,000, $686 per square foot, 24.5 days on market.
- 3 bedrooms: 12 sales, median $1,317,000, $878 per square foot, 10 days on market.
- 4 bedrooms: 12 sales, median $1,480,000, $808 per square foot, 24.5 days on market.
- 5 bedrooms: 4 sales (too few for a median).
- With a private pool: 9 sales, median $1,420,000, $824 per square foot.
- Without a private pool: 19 sales, median $1,365,000, $832 per square foot.
For comparison, 332 single-story single-family sales closed citywide in the same 12 months, at a median $1,143,750 and $740 per square foot, and 364 two-story sales at $1,516,875 and $632 per square foot. A single-story Castille home should be priced against single-story sales, since a two-story home of the same size is not a like-for-like comparable. In this data, a private pool showed little difference per square foot.
How fast do Castille homes sell?
12 days was the median time on market for a Castille sale, against 16 days for Mission Viejo single-family homes as a whole (CRMLS, closed Oct 19, 2025 to Oct 18, 2026).
- Sold within 7 days on market: 10 sales.
- Sold within 30 days on market: 19 sales.
- On market more than 90 days: none; the longest was 81 days.
- Sale price vs original list price: median 99.4%.
Which Castille homes come with Lake Mission Viejo membership?
16 of 16 New Castille Central listings and 10 of 12 Castille North listings name the Lake Mission Viejo Association in an association field (CRMLS, closed Oct 19, 2025 to Oct 18, 2026).
That field is entered by the listing agent and does not settle the question for one address. The association's own rule (Lake Mission Viejo Association, eligible membership homes):
- Built in 1978 or later: a home inside the association's boundaries comes with membership already attached.
- Built before 1978: a home the Mission Viejo Company built inside the planned community before the association existed is Lake Eligible, meaning its owner could join but never had to, and the association says the offer still stands if the home isn't a member yet.
- Not every older home qualifies: per the association, not all homes built before 1978 are Lake eligible.
- Membership stays with the house: once a property is a member, it stays with the home and transfers to the buyer.
All but 1 of the Castille homes here were built before 1978 (the exception was built in 1979), so the older-home rules apply to nearly every Castille address. Ask the association's Membership Office about yours before you list.
Other associations show up too: 13 listings name the Oso Valley Greenbelt association (12 of them in New Castille Central), and 5 name the Mission Viejo Environmental Association. Of the 25 listings that give every fee with a frequency, the median monthly equivalent of all association fees combined was $85, and 2 listings show no fee (CRMLS, closed Oct 19, 2025 to Oct 18, 2026). Fees can change, so ask each association for the current amount.
Source for every figure in these 5 sections: CRMLS, closed Oct 19, 2025 to Oct 18, 2026, City = Mission Viejo. Castille = the 2 CRMLS tracts New Castille (Central) and Castille (North); a sale with a blank or "Other" tract field is not counted. Price per square foot is each sale's close price divided by its living area; the figure shown is the median. Association fees are the monthly equivalent of every fee shown. Stories are the CRMLS Levels field; days on market is CRMLS DOM. Groups under 8 sales show a count only.
Want a free CMA for your Castille home?
A neighborhood median can't price one house, especially where single-story and two-story homes sell this far apart per square foot. A comparative market analysis (CMA) can: I match your home to the Castille sales closest to it in stories, bedrooms, tract, pool and lake membership, adjust for condition and updates, and give you my recommended list price in writing, with the reasoning. Free, with no obligation to list.

What should a Castille seller check before listing?
5 checks matter most for a Castille home, since nearly all the recent sales were single-family homes built from 1972 to 1977.
- Systems. On a house this age, the buyer's inspector will look hardest at the roof, heating and air, electrical panel, plumbing and sewer lateral. A pre-listing inspection lets you repair or disclose on your own schedule. For retrofit rules that can apply to older homes, see our guide to selling a Mission Viejo home built before 1994.
- Permits. Check that the City of Mission Viejo has permits on file for any addition, garage conversion, patio cover or pool. If an association covers your home, its approval of exterior changes matters too.
- Your comparables. Note your stories, bedrooms, tract and pool status. In Castille, stories move price per square foot more than anything else in the data above.
- Lake membership. Ask the Lake Mission Viejo Association's Membership Office whether your address is a member, eligible or neither, and put a member home's status in the listing from day one.
- Association documents. If your home is in one or more associations, order each resale package when you list. Under California Civil Code section 4525, a seller in a common-interest development must give the buyer the governing documents and related disclosures.
How do I price my Castille home?
3 steps turn the Castille figures above into a list price for one address.
- Match the stories first. Start with closed Castille sales that share your home's stories and bedroom count, then narrow to your tract if there are enough.
- Adjust for the house. Work through condition and updates, lot, view, pool, lake membership, dues and street, one item at a time.
- Get it in writing. My written comparative market analysis uses the Castille sales most like yours, shows each adjustment and explains the list price I recommend.
Price against single-story sales if:
- your home is single-story, whatever its tract, since single-story Castille homes sold at a median $863 per square foot;
- your square footage is near the single-story median of 1,553.
Price against two-story sales if:
- your home is two-story, since those sold at a median $686 per square foot and took longer to sell (24.5 days).

Frequently Asked Questions
What is the median home price in Castille, Mission Viejo?
$1,402,540 was the median closed price for Castille and New Castille homes that closed from October 19, 2025 to October 18, 2026, per CRMLS (16 New Castille Central and 12 Castille North sales). The median price per square foot was $830, and the median sale spent 12 days on market.
Why is price per square foot higher in Castille than in Mission Viejo as a whole?
Smaller homes and more single-story homes. The median Castille sale had 1,640 square feet, against 1,940 for Mission Viejo single-family homes as a whole, and single-story Castille homes sold at a median $863 per square foot, per CRMLS. Citywide, single-story single-family homes sold at $740 per square foot and two-story at $632, so the mix matters.
Do Castille homes in Mission Viejo come with Lake Mission Viejo membership?
All but 2 Castille listings in the last 12 months name the Lake Mission Viejo Association in an association field, per CRMLS, but that field doesn't confirm membership. All but 1 of these homes were built before 1978, and the association says not all homes built before 1978 are Lake eligible. Confirm yours with the association.
How do I find out what my Castille home is worth?
Ask for a free comparative market analysis (CMA). It compares your home with recent Castille sales that match its stories and bedrooms, then adjusts for condition, lot, view, pool and lake membership. The all-Castille median is only a starting point.
